La Manzanera is an exceptional urbanization adjacent to the historic center of Calpe and designed by Ricardo Bofill, a well known architect with a worldwide reputation of the 70s architecture, which emblematic building 'La muralla roja' (ricardobofill.com/projects/la-muralla-roja) has been used in several advertising campaigns of recognised brands such as Zara Home, Reebook or El Corte Inglés (Video: youtube.com/watch?v=d2OAdPlLvJg&feature=youtu.be), plus that on Instagram this is the most posted property in Spain; Our property is located in In this marvellous place. It was almost abandoned and in poor conditions when the owner wanted us to sell it due to personal reasons. We knew that finding a new owner in these conditions would be difficult, so the owner commissioned us to sell it in exclusive agreement. As first step, we analyzed the technical possibilities in order to develop a preliminary project with attractive virtual 3D visualizations. A few months later we met the purchasers, a Swiss couple. Once the property was deed in their name and after obtaining the building license two months later, we started the complete rehabilitation of the house. We were specially interested in maintaining the original outside style of its great architect, adapting the inside of the house to modern needs of nowadays. We combined a small room that operates as an office with the existing bathroom, also of small size, to achieve a more spacious place and create a bathroom of high comfort. We built a large shower with a complete glass cube in the middle of the room, obtaining this way transparency and a central element of great appeal. To ensure that both bedrooms had their own privacy we incorporated a second shower room ensuite and a small but cozy courtesy toilet. One of the biggest challenges was the elimination of a structural center pillar that should not remain there after the expansion of the dining room, which finally permitted us to create a large opened dining room without visual obstacles. The incorporation of new high energy efficient windows with automated blinds equipped with protection against direct solar radiation increases the feeling of well-being. To create a visual connection of the house with its original exteriors we installed large windows and the same model of flooring inside and outside, a branded large format porcelanic tile imitating grey stone. The modern kitchen with pantry was completely chosen by the new owners. However, the structure walls are almost all original, keeping the original style of its great architect Bofill, but who is inside this house has the feeling that it's completely new. In fact, all facilities including electrical and sanitary installations, plasters, doors, windows and cabinets are all new. The exteriors of the house were really abandoned. After a great cleaning of the garden we were able to appreciate its beautifull potential and the space it gave us for building a spacious swimming pool along with a lovely terrace under two large existing Ficus trees, from which you can enjoy the real mediterranean lifestyle with spectacular seaviews, making one feel in a beautiful and privileged Oasis right in the center of Calpe!
