House in Moraira

An Ibiza style project with roof gardens

It is in a unique location, just 200 m from Moraira which can be reached on foot. It’s ideal for year-round living.

Extensive use of glass was chosen to bring the exterior to the inside of the home. This house has a pergola for two cars and a pedestrian entrance. The inside of the home features a living room, dining room and open-door kitchen forming a loft-type open area. It has large glass windows on the pergolas leading out to the pool and open-air terraces.

This floor has three spacious suites with a dressing area, bathroom and two bedrooms with a shared bathroom as well as a toilet.

There is an entrance hall at the main entrance. The ground floor is accessed by the staircase that leads to the entrance hall with an indoor patio featuring glass walls which gives access to the spacious suite, dressing room, bathroom and utility room.

There is a solarium on the roof of the house that is accessed by exterior stairs.

A home with a built surface area of 369,42 m2 It is distributed into an upper floor with a suite featuring and ensuite bathroom and dressing area, two bedrooms with a shared bathroom and toilet, living room/dining room and open-plan kitchen as well asa ground floor with a suite with an ensuite bathroom and dressing area.

STRUCTURE

The construction system will be continuous trenches in the foundation with a 20 cm block wall

The enclosing walls will have an air chamber, insulation and 7 cmhollow brick to be a total of 35 cm thick.

The concrete slab will feature resistant joists and a concrete vault lying on load-bearing walls or concrete pillars.

FACADES AND EXTERIORS

They will be made of cement mortar with country-style plaster and masonry lamps to light up the panelling and corners of the home creating indirect light and later painted with a coating for exteriors in matte white plastic paint for a whitewashed effect.

CARPENTRY

The exterior carpentry will be in iroko and the sliding blinds will feature the Rollermetic system. The windows will be Schuco brand tilted or aluminium, as chosen by the buyer.

GLASSWORK

The glass used for the windows will be security CLIMALIT 6+6+/8/4.

DRIP EDGE FLASHING

30x30 cm manual clay pieces.

ROOFS

They will be landscaped with volcanic lava and vegetation (as per the technical specifications for the execution project).

FLOORING AND TILING

The outdoor flooring on the open-air terraces, porches and pergolas will be 30x30 cm manually laid clay or continuous MICROCEMENT, to be chosen by the buyer. The barbecue area will feature 20x20 cm manually-laid tiling with a degraded stucco effect in one bed with three rows above it.

GARDEN

It will be Mediterranean and match the surrounding area, with volcanic lava. This will enable considerable water savings.
